Technical, Environmental and Planning Due Diligence of a 16,000 sq m property in Madrid, undertaken to support the acquisition process by Ardian, marking the fund’s first real estate investment in Spain. Given the building’s age and location, as well as the characteristics of the existing tenants and current leases, the primary objective of the analysis was to map out value-add scenarios for the asset. To this end, the Metier team carried out space planning studies, CapEx estimates, works programmes and an assessment of potential grants available depending on the degree of intervention.
Following completion of the transaction, Metier led the Project Management of the building’s transformation, incorporating sustainability criteria and market repositioning objectives, with the design developed by Colliers / HolArquitectura.
